The Estates at Shannon Ridge is a unique upscale deed restricted subdivision in northern Wilson County 25 miles southeast of San Antonio and 5 miles north of Floresville, close enough to easily access the amenities of urban life yet enjoy a tranquil, pastoral setting with a flavor both rural and suburban. Most of our properties are 2 to 5 acres in size and heavily wooded. Deer, wild turkeys, coyotes, gray foxes, and other wildlife abound. At night we can see the stars and listen to the distant howl of coyotes and the hoot of nearby owls. A wide range of fruits, vegetables, and ornamentals thrive in our subtropical climate and rich sandy loam, making gardening and landscaping a pleasure.
Our subdivision was conceived by the original Subdivision Developers, “Land Systems Company” and “Martex Corporation” at the time of development, March 11, 1997, when the first of eventually six units was opened. The additional five units were later opened in succession, as properties sold and the development was expanded. Documentation filing of each of the 6 was executed on differing dates as each unit was opened. The final Unit – 6, was opened March 22, 1999. All 6 Units are identical in content and wording except Unit 1, which prohibits connecting a property with the highway.
Currently our subdivision consists of 438 platted properties of which some owners bought multiple lots to expand their acreage. Most of the properties are built upon with a minimum square footage of 1600 sq ft.
